FOR HOMEOWNERS & PROPERTY OWNERS

A second set of eyes.
A documented next step.

You do not have to be buying a home to request an inspection. After a contractor completes a repair or renovation, you may want an independent record of the visible condition before planning your next steps.

We focus on the agreed items, explain what we observed and identify concerns that may need correction or specialist evaluation. The visit is tailored to your project rather than presented as a full-property inspection.

EXPLORE YOUR PROJECT

What work would you like checked?

Open a project type to see examples of observations and important limits. Your final scope is confirmed before the visit.

01Kitchen & bathroom updates

What we may observe

Accessible fixture connections, visible drain and supply piping, signs of leakage during agreed normal operation, cabinet condition, ventilation and visible moisture concerns.

What this does not establish

Finishes can conceal waterproofing, pipe joints and substrate conditions. We do not open walls or certify a concealed waterproofing system.

02Roof, window & exterior repairs

What we may observe

Safely visible roof covering, flashing details, drainage, accessible window operation, sealant condition and related interior moisture evidence. The method and areas observed are documented.

What this does not establish

A dry inspection day does not establish that a repair is watertight. Roof access and concealed details may require a roofing or window specialist.

03Electrical & heating/cooling work

What we may observe

Readily accessible electrical or HVAC components within the agreed home-inspection scope, visible connections, observed operating concerns and readily apparent safety issues.

What this does not establish

This is not electrical commissioning, combustion analysis or a code inspection. Trade-specific testing and approval may require the appropriate licensed specialist.

04General renovation & repair follow-up

What we may observe

Accessible doors, trim, stairs, railings, visible finishes and agreed repaired items. We identify observed incomplete work, damage or conditions that warrant further attention.

What this does not establish

We do not establish structural capacity, review engineering design, certify contract completion or inspect every hidden installation detail.

A visual inspection cannot confirm every hidden condition or guarantee future performance. Specialized testing, destructive investigation, engineering opinions and code-compliance determinations are outside this service.

ILLUSTRATIVE REPORT EXCERPT

Moisture at an accessible sink connection

Observation
Moisture was visible beneath an accessible drain connection while the fixture was operated. The cabinet restricted the view of other joints.
Why it matters
Continued leakage may affect cabinetry and nearby finishes. The source and concealed extent were not established by this visual check.
Recommended next step
Have a qualified plumber evaluate the connection, correct the cause and check operation after repair. Assess affected materials and arrange drying as needed.

Example only — not a finding about your property.

A FOCUSED PROCESS

From your concern to a clear report.

01

Tell us what changed

Share the property location, completed work, your concerns and any useful before-and-after photographs.

02

Agree on the inspection

We confirm accessible items, limitations, preparation, appointment availability and the project fee in writing.

03

Review the findings

Receive a written record of observed conditions and follow-up recommendations. A return visit is arranged separately if needed.

Before we arrive

Provide safe access to the agreed areas, arrange permission to enter, and keep relevant repair descriptions or invoices available. Ask the contractor to identify completed items. Do not open energized equipment or disturb unsafe conditions for the inspection.

SET THE RIGHT EXPECTATIONS

An independent inspection.
A clearly defined scope.

We document what is visible and accessible within the agreed residential inspection scope. We do not approve or certify the contractor’s work.

BEFORE YOU BOOK

Questions about completed work?

Can you inspect work completed by my contractor?

Yes, we can discuss a limited-scope residential inspection of accessible, completed work within our competence. Tell us which items were repaired, where they are located and what concerns you. The agreement will identify the areas and systems included and excluded.

Is this a government final inspection or a certificate of approval?

No. Our service documents visible, accessible conditions. It does not determine building-code compliance, provide engineering or architectural services, replace required municipal or special inspections, or issue a permit sign-off or certificate of occupancy.

Does repair verification mean you guarantee the repair?

No. We report the conditions observed at the visit and any limitations. A repair that appears satisfactory at that time may have concealed defects or later problems. Verification is not a warranty or a certification of the contractor’s work.

Can you inspect only a roof repair, bathroom or other specific item?

A focused inspection may be appropriate. The scope is agreed in writing before the visit. Items outside that scope are not evaluated as part of a full home inspection; specialist assessment may be needed for some systems or concerns.

Can your report help me discuss concerns with the contractor?

The written observations and photographs can help you identify questions and follow-up items. We do not decide contractual liability, payment entitlement or legal responsibility. Tell us before booking if the assignment involves a dispute, legal proceedings or a request for an expert opinion; that requires a separate suitability review and is not included in this standard service.

What does it cost?

The fee is quoted for the project: property location, number of items or systems, access, expected time and any agreed follow-up visits. General home-inspection calculator prices do not automatically apply. Contact us for a confirmed scope and fee.
